Larger commercial properties are quoted individually because footage, height and access vary more than they do on houses.

Linear footage is only the first variable. A steep roof takes longer and needs more equipment than a ranch of the same length. A roof that breaks into five separate runs takes more cutting and more clips than one continuous eave. Wrapped trees are the slowest work on any property. And decor sized correctly for a two story gable costs more than a wreath that looks like an afterthought from the road.
